Demographics

Larkridge and Larkridge South will provide much needed shopping and dining options to the Denver metro area's fastest growing region. The area surrounding the center is expected to grow at a rapid rate over the next decade. It's anticipated that more than 100,000 new residents will move to within a 10-mile radius of Larkridge and Larkridge South in the next few years. Loveland, Longmont, Greeley and Fort Collins combined are also predicted to grow by 40,000 residents over the next few years.

Larkridge and Larkridge South will also entice tens of thousands of commuters who already travel along the north/south I-25 corridor at Colorado State Highway 7 (168th Avenue). Currently, more than 80,000 cars per day pass the site on the interstate and an additional 20,000 pass on Colorado State Highway 7. Additionally thousands of people are using the newly completed E-470/Northwest Parkway, just south of Larkridge and Larkridge South. These numbers are expected to grow considerably in the next decade.
